After 40+ hours of testing across Hospitable, Hostaway, Guesty, and OwnerRez, we have clear rankings. The winner for most portfolios is not the most expensive option.

The PMS market has matured. Two years ago, the main differentiator between platforms was which OTAs they connected to. Today, channel connectivity is table stakes. The differences that matter are in automation depth, guest communication quality, owner reporting, and how well the platform scales as your portfolio grows.
We set up active accounts on Hospitable, Hostaway, Guesty, OwnerRez, and Lodgify. We tested each platform with a simulated portfolio of 8 properties across multiple channels over a 60-day period. We evaluated: reservation management workflow, automated messaging quality and configurability, cleaning and task management, owner reporting and financial statements, API integrations with pricing tools, and support response time.
Hospitable wins on usability. Its messaging automation is the most sophisticated in its class, with AI-assisted response suggestions that actually reduce the time spent on guest communication. Setup is genuinely fast — most operators are live within a day. Pricing is per-property flat fee with no percentage of revenue. For operators in the 1-20 property range who prioritize guest experience automation, Hospitable is the clear recommendation.
Hostaway offers the best balance of feature depth and usability at scale. Its channel manager is more robust than Hospitable's, it has a stronger marketplace of integrations, and its reporting tools become more valuable as portfolio complexity grows. The onboarding process is more involved than Hospitable, but the payoff is a platform that can handle significantly more operational complexity without requiring workarounds.
Guesty is built for scale. If you're managing 50+ listings or running a property management business with owner accounts, Guesty's enterprise feature set — multi-unit management, owner portals, trust accounting, custom roles and permissions — is difficult to match. The cost is significantly higher than alternatives, and the implementation timeline is longer. For a 5-property operator, Guesty is overkill. For a 50-property manager, it may be the right infrastructure.
OwnerRez is the strongest option for operators who prioritize direct bookings and want deep control over their booking engine, payment processing, and rental agreements. It has the most sophisticated direct booking website builder in the category and a rigorous contract and security deposit management system. Channel connectivity is solid but not as broad as Hostaway. The interface is less polished than competitors but the functionality runs deep.
For most individual operators: Hospitable if you're under 20 listings and want fast setup, Hostaway if you're growing or need stronger channel management. For property managers: evaluate Guesty against your specific operational complexity before committing to the cost. What does STR property management software do?
STR property management software (PMS) centralizes the operational tasks of running short-term rentals: syncing calendars and rates across platforms, automating guest messaging, managing cleaning schedules, and providing unified reporting. Without a PMS, operators managing multiple listings across Airbnb, Vrbo, and direct booking channels face significant manual work and double-booking risk.
How is Hospitable different from Hostaway and Guesty?
Hospitable is built primarily for owner-operators running a small portfolio, with a simpler interface and competitive pricing for 1-10 listings. Hostaway is designed for property managers and larger portfolios with more advanced automation and channel manager depth. Guesty targets enterprise-level operators with the most features but the highest price point. The right choice depends on your portfolio size, management model, and growth plans.
Do I need a channel manager if I use a PMS?
Most modern PMS platforms include channel management functionality, so you typically don't need a separate channel manager. Some operators prefer a dedicated channel manager for deeper control over rate and availability rules across platforms. If your PMS has solid native channel management, a separate tool usually isn't necessary.
What should I look for when choosing a PMS?
Key factors include the number and quality of channel integrations, automation depth for messaging and cleaning, pricing and billing structure (per-listing vs. percentage of revenue), dynamic pricing tool compatibility, reporting features, and customer support quality. Test the interface before committing — the best PMS is the one your team will actually use consistently.
Can I switch PMS platforms after I start?
Yes, but switching has real costs — time to migrate settings, retrain staff, re-establish automated workflows, and potential gaps in guest communication during the transition. It's worth spending more time evaluating options upfront than switching after you've scaled. Most PMS platforms offer trials or demos.
